Rental Dwellings - Greg Lewis

Must be the season for smart investors buying rental dwellings! Several past blogs have commented on the state of the market, investing through Real Estate etc….the idea must be catching on. Lately the phones have been ringing and more and more of these calls are from people buying their first Rental Property, or current owners calling because they have bought another investment property. It is a good time, really it is!

I was going to buy a house with an apartment in the basement but a friend told me that if it's not legal, then if a fire broke out and I was renting it out, I could be held liable for the damages and the insurance wouldn't cover it. Is this true?

If the rental property has a second unit; There is a procedure to legalize an apartment in your home. There are 3 approvals needed. The Electrical Safety Authority, the Local Fire Department and the Municipality. There are hefty fines on the books for operation of an illegal unit.
