Great topic. Most insures do have this provision, that if you are away you must have somebody checking on the house every 48-72 hours in your absense, otherwise they consider the home to be vacant. This can could be cause for limitations in coverage or even denial of coverage. I always tell my insureds that it is a very good idea to have someone check on the home regularily, we do not consider the home to be vacant until unoccupied for at least 30 days.

Hello Greg, My business is taking care of empty houses for real estate agents, banks, landlords and individuals. Many of my clients are surprised when I tell them that by not having a responsible person visit their home regularly during any absence of more than a few days they may not be in compliance with their insurance policy. Could you please confirm this and give the parameters for State Farm home insurance policies. Thank you.

Good questions...Every Insurance company takes a different stance on oil tanks...at state farm we are ok with a 10 year old tank. My general rule is that once a tank gets to 20 years old, it is time to consider replacing, but that being said, if the tank is in great condition and can pass an inspection soemtimes we will ok an older tank as well. Burried tanks are where the main concerns come from and must be removed from the ground prior to binding insurance. As for Aluminum wiring, whether partial or fully aluminum, we do request an ESA certificate, as long as it passes, state farm is ok with it, other insurance companies are much more restrictive in regards to aluminum. Greg some of the big insurance issues are with oil tanks and aluminum wiring. If a home has a 10 year old ulc rated tank in good condition are there any insurance issues? If a home owner has aluminum wiring and gets an ESA inspection are there any insurance issues? There is a lot of confusion in the field. Thanks David
